Architectural Excellence : In order to meet the design and functional requirements set forth by the end-user Silver Creek’s design and engineering team developed a fully customized modular solution. The project consists of a single structure which houses a railroad operations control facility and the related functional spaces. The building contains 4 private offices, open office areas, conference room, lobby, kitchenette, data center and restroom facilities. The buildings’ exterior is covered with a mixture of plaster, brick veneer and metal siding which combine to provide a unique architectural presence. The building interior features abundant natural light in the work spaces and 9’ high ceilings throughout.

Cost Energy Effectiveness : Due to the function of the building the client needed to utilize a method of construction that would allow for an accelerated schedule. Utilizing modular construction allowed the client to enjoy the benefits of an accelerated schedule while also benefiting from significant cost reductions and increased quality control measures. The careful placement of the restrooms allowed those spaces being enclosed on all sides within a single module and to leave the factory fully finished. Spaces that could not be enclosed due to size or location were partially finished in the factory and wherever possible the remaining finishes were pre-cut in order minimize the duration of work on site.

Green Building Description : Green Building strategies were implemented throughout the project to improve energy efficiency and occupant satisfaction. Most building spaces are served by high efficiency air handlers with high MERV rated filters and zone level controls to allow individual occupants to control the temperature in their workspace. Low and No-VOC products, materials, paints and coatings are used throughout the building. Non-absorbent materials and overhangs or canopies are used adjacent to exterior doorways to reduce the potential for moisture transfer into the building. Every occupied room has abundant glazing to allow for natural light. All electric lighting in the building utilizes a digital lighting management system which integrates occupancy sensor and photocells to allow for daylight harvesting and to ensure that electric lighting is only used when necessary. Plug load controllers are provided throughout the building to integrate the receptacles with the occupancy sensors in each room.

Technical Innovation : To meet the aesthetic and functional requirements for the project Silver Creek developed a series of specialized building frames. These frames varied in width, length and column placement and were designed to facilitate the site installation of particular components which could not be installed in the factory. Special planning was used to organize the interior spaces in a manner which minimized the amount of “close-up” work that would be done on site at the module joint locations.
