Architectural Excellence : Our client required a new administrative check-in office at the gate of their facility. The building footprint was narrow, but needed to be long enough for the required offices and workstations. It also provides the yard employees with a lunchroom, laundry room, and washroom facilities including showers, lockers, and universal access. Large windows surround the building allowing for lots of natural light, creating a bright open feel. The building features a four-foot roof overhang on the two long sides and 18" at the ends of the complex. It was designed with integrated roof gutters as RBA required a commercial look with no apparent roof slope. A five-foot balcony surrounds three sides of the building. The exterior steel siding was chosen to match with the existing main building siding and provide an aesthetically pleasing view of the overall facilities.

Cost Energy Effectiveness : The modular complex provided an excellent operational facility to RBA for a fraction of the cost and in less than half the time for a permanent built alternative. With minimum work on site, the building setup also provided minimal disruption to RBA's on-going operations.

Green Building Description : The complex is designed to provide R20 to R42 insulation in the walls, floors, and ceiling structures, meeting the National Building Code. The central HVAC units have economizers and provide a comfortable working environment while minimizing heat loss. Electrical baseboard heaters are the heat source from the floor level, while heat strips in the central HVAC ductwork allow for heating the fresh air during colder months. To improve the interior working environment, shades were provided on all windows with many of them allowing the occupants to see outside while keeping the glare out.

Technical Innovation : The modules were installed on steel beams resting on driven piles with an average depth of 97”, as the existing ground had little bearing capacity. The built-in roof gutters provide a commercial look to the building keeping in line with the profile of the other RBA building on site. The main operational purpose of the building is for staff to document all equipment being brought in for auction on one side, and inspect the goods sold on their way out of the yard, so large windows and long balconies were installed for easy viewing and access. The electrical system was designed to provide about 75% of the building electrical on an emergency generator network should there be a power outage during a critical auction day. As the ground in the crawl space is also prone to being humid, the crawl space is mechanically ventilated year-round to avoid any potential issues with humidity build up.
