Architectural Excellence : A Marcellus shale company was in need of an office building to accommodate its growing rapidly growing business. The staff at the existing facility was to be relocated to the newly renovated Modular building after the land that had been purchased (to further support company operations) was developed. The newly acquired land was grubbed/cleared and utilities, roads etc. were brought in to service the companies’ operations and to provide jobs to the community. The existing modular building was configured to accommodate the company’s work flow and assist with a positive work environment by creating a clean, well-appointed office building on their new land. A large wrap around deck, complete with an ADA handicap ramp was installed to provide employees a place to relax when not working.

Cost Energy Effectiveness : In lieu of purchasing a new modular building, the owner selected an existing modular building that was originally used as office space on a military installation in the mid-Atlantic region. The existing building was the perfect size for the owner and they were very interested in the cost savings that they received as a result. Local contractors were used to complete the refurbishment activities, which support the community. Costs per square foot for the project were less than new construction due to the solid condition of the existing modular building.

Green Building Description : The building materials that were selected focus on energy savings and environmental concerns that favor GREEN building. A whole-building approach to sustainability was considered during the renovations/refurbishment of the building which included sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. To that end, Insulation was upgraded throughout the Interior/exterior walls top bring the existing building up to current code. Low Emitting “Low E” Reflective Glass Coatings / Double Insulated windows were used. Programmable Thermostats / High efficiency Gas powered HVAC unit were utilized as well. Occupancy Lighting Controls and Energy Efficient Lighting.

Technical Innovation : The harsh physical environment of the raw land that needed to be cleared for the building required that a compressed schedule to accommodate the company’s goals be required. Off-site modular construction made sense and was selected. Eight existing modular sections were refurbished and reconfigured to house the company’s employees. The large wrap around “porch” was designed and submitted with the revised stamped and sealed building plans. This was crucial to the overall offsite construction process. Once the drawings were reviewed and approved, they were submitted to the owner for permitting.
