Architectural Excellence : Santiago Canyon College is a public community college in Orange, California. Along with Santa Ana College, Santiago Canyon is one of two campuses in the Rancho Santiago Community College District (RSCCD). Class Leasing, LLC was contracted to design, fabricate and install one newly manufactured 84’x40’ modular Safety & Security Office. Critical requirements for the new safety and security building include space for (2) manager offices, cubicle areas for subordinate’s, men’s and women’s changing rooms with gun safe, emergency operation center, and storage area. In order to make room for the new permanent modular building, existing portables located at this location were removed under a separate demo project.
Cost Energy Effectiveness : The entire 3,360 square foot permanent housing facility is 100% modular and was 95% complete when leaving the factory. The entire modular project was completed in 60 days, from contract to substantial completion, affording the end client the versatility and utility of a thoroughly modern modular housing facility for its security team. Minimal site construction timing was required, which afforded the client immediate utilization of this new structure. The building’s modular design ensures reduced maintenance costs while increasing the lifespan of the whole structure.

Technical Innovation : Santiago Canyon College required an affordable and comfortable workforce housing and office solution for their security team and Class Leasing, LLC worked closely with the designers, the factory, and the client to deliver just that with the constructability considerations incorporated into the design from the outset and utilizing elements of pre-built modules. The modular structure was permanently installed on a below grade concrete foundation. Modular construction was completed offsite with renewable interior finishes such as ceramic floor tile, hard-lid ceiling, drywall painted interior walls with a smooth finish, lighting system, restroom facilities, and electrical and plumbing fittings, allowing for minimal onsite final finish work, so as to minimize site construction timelines and exposure.
