Architectural Excellence : The four classroom addition with lavatory facilities at Race Brook School became an extension of the existing school in every aspect. The addition appears as an integral part of the original building. Bricked up and incorporating windows and doors matching the existing structures, the permanent modular addition does not look modular but site built. Visually, no one can tell where the modular addition begins and the existing structure ends.
The classroom interiors feature extensive cabinetry with built-in student storage areas as indicated in the photos. The installation of parabolic lens fluorescent fixtures maintains even lighting throughout the building. VCT tile floors are installed with borders and design patterns in the corridor. The lavatories feature full height ceramic tile walls and floors with accent stripes.
Cost Energy Effectiveness : The utilization of rigid roof insulation and new tech super insulation created an envelope that easily passed Comcheck, State of Connecticut’s energy code. The school addition also utilizes a 12 ½ ton Trane air handler which distributes heat from the existing school’s expanded steam boiler, the Trane air handler has the optional heat recovery wheel installed to extract room heated air and transfer the heat to incoming outside fresh air before delivering the tempered air to the room. The student occupancy for this school addition requires a substantial fresh air requirement.
The school system realized a cost savings as the result of the application of permanent modulars for this project by eliminating the need for temporary classrooms during the construction phase. The construction time for the modular classrooms was reduced by half of the time required for comparable site construction. A significant 20% cost savings was achieved during this construction period.

Technical Innovation : This modular school addition utilizes steel bar joist roof construction with wood framed walls. A layer of Viroc of ¾” cementitious flooring directly applied to junior I beam floor joist provided superior and stiffer floor loading capacity over conventional framed modular floors. This addition was designed to incorporate extended utility services from the existing school for power and heating eliminating the need for new services from the street.
The handicapped ramp railing at the south end of the school addition features laser cut steel caricatures of children, boys and girls, repeated the entire length of the ramp.
Since the modular steel chassis is an integral part of the floor system, flush handicapped entrance requirements were achieved by notching the foundation system to accept the chassis assembly. The brick façade encapsulated the modular walls and maintained the same construction type as the existing school.
