Architectural Excellence : Pulte Homes Corporation was building luxury townhomes and condos in the Alexandria, Va. metro area and needed a sales office to showcase the homes in a high-end, urban fashion. ModSpace worked with Pulte to design and build them a sales office that was both aesthetically appealing with the ability to be transported to future sales sites.

The sales office has three enclosed offices, a large open showroom, bathrooms and a break room. Required design features included nine-foot-high ceilings, open steel clear-span beams that are feature the different home floor plans, double French doors, and custom-built 96”x66’” storefront glass windows. Finally, the sales office was trimmed with several elegant interior and exterior finishes such as brick siding, hardwood floors and special light features to reflect the upscale urban living of that area.

Cost Energy Effectiveness : Pulte had a specific budget and a tight construction timeline so that the company could meet its Spring 2011 grand opening deadline. By choosing a custom-built modular sales office, the company was able to save money and time without sacrificing its requested unique design elements.

ModSpace was able to quickly design a solution that met their stringent requirements. This plus factory prefabrication saved the client last minute project delays and costs that allowed them to add the extravagant finishes needed for the desired effect. In the end, ModSpace provided a complete product for the company in less than 30 days.

Technical Innovation : Pulte required a building that was representative of traditionally built commercial offices, however their timeline was not conducive to traditional building. ModSpace developed a custom modular solution that accommodated the customer’s desire for nine-foot high ceilings and large windows that would be delivered and installed on time and within their budget. The custom solution was also developed to be temporary building as Pulte homes plans to relocate the facility to their next building development project to again use it as a sales office.

ModSpace had the dry wall and electrical infrastructure installed and the windows cut at the factory. The windows did have a longer lead time to order due to the size, but ModSpace ensured that this detail was incorporated into their project timeline and that everything stayed on schedule. Once the product was delivered, all systems were in place and they could use the sales office immediately.
