Architectural Excellence : The four-story, 74,000-square-foot Pullman Courtyard features the Courtyard’s latest contemporary room design. The new hotel, located on the campus of Washington State University, provides flexibility and choices that allow guests to optimize and elevate their travel experience. While maintaining brand standards, a few slight variations were permitted by Marriott to include more drawer space and to alter some colors to better fit school colors. Modular construction did not cause any brand standard deviation, in fact, the only changes were the positive benefits of a faster schedule and increased quality control.
The general contractor elected to build the entire first floor site-built and have floors two through four be modular construction. This hybrid approach allowed for a smooth transition. As deadlines loomed, completed rooms on the above floors sat locked, ready for occupancy, while site crews hustled to get the main floor open in time.

Cost Energy Effectiveness : The $11.8 million dollar project opened in under a year. In this small college town that serves two major universities, opening before football season was crucial. The amount of revenue brought in and simply the lack of available rooms for major events made speed a top priority. Couple that with the looming and very unpredictable winter; modular construction offered the developer a great alternative to traditional methods.
The general contractor also pointed out a cost benefit not typically regarded in other markets; eliminating the need to budget for remediation. Every project in Washington state gets wet, but not a modular project that is completely dried in before it leaves the factory. Saved the GC time, money, and a lot of headache.

Green Building Description : Higher STC ratings are naturally designed into the building with double walls and double floor/ceiling connections between each unit. This is a huge benefit in typical construction, but even more so when it comes to hotel construction where sound transferred room-to-room can be detrimental to business.
Each unit, has it’s own HVAC allowing for individual control and rooms are equipped with key wall slots that ensure power is only being used while occupied.

Technical Innovation : The 122-room hotel is only the second Marriott built using modular construction and the first of the Courtyard brand. Another reason this project is so significant to the modular industry is that WSU’s School of Hospitality Business Management and Construction Management Program teamed up for a unique Modular Construction Course. Student’s participating explored the use of modular construction in the hospitality industry, visited the factory, joined in the crane installation, researched the methodology and presented a white paper on the future viability of modular construction in the hospitality industry. These future players in our industry got a deep dive, firsthand look at the benefits modular can deliver.
During the crane install, Marriott hosted an event where participants watched the first module be set, then 3 hours later, walked through that room to find the lights on, beds made, towels and soap in the shower, everything ready for a guest to sleep.
