Architectural Excellence : When PSE&G SMD outgrew its existing office, they looked for approaches to adding space that were consistent with the company’s commitment to a greener future. They turned to ModSpace. Upon agreeing to take on the project, ModSpace made a commitment to PSE&G that it would meet all "green" requirements set forth by the company. ModSpace then set out to build a new modular facility that exceeded LEED certification requirements.(LEED certification for this project is still pending.) Exterior and interior aesthetics were designed and built to integrate with the look and feel of PSE&G’s neighboring building. The above-grade facility now provides the company’s employees with new and "green" work space that is just 20 feet from the existing building, allowing for easy transportation between the two corporate buildings.

Cost Energy Effectiveness : ModSpace completed the new facility in 90 days, working in lock step with representatives of PSE&G. The building is made from four modules and can be easily relocated and reused, reducing building cost while adding sustainability. The finished building includes a full spectrum of energy and resource efficient features, including draught-resistant landscaping and non-halogen lighting.

Technical Innovation : ModSpace provided a new, LEED-certifiable building for PSE&G SMD quickly and efficiently. Among the elements contributing to the LEED certifiable status are systems that reduce the building’s water consumption and increase energy performance. Indoor Environmental Quality was a significant part of obtaining LEED credits. The IAQ management plan involved the use of low emitting materials and controllability of lighting and thermal comfort systems. Careful construction waste management, the use of recycled content and recyclability were also keys to keeping the project green.
