Architectural Excellence : Launching a new company and looking for a corporate identity, the client wanted the buildings themselves to reflect the branding. It was important to the owner that regardless of whether the buildings were to be 3 or 4 bay units, corporate or franchised, the look, feel and image had to remain consistent. Simple finishes on the exterior and interior with crisp lines make the building appear clean and bright. The exterior is prefinished architectural aluminum panels, manufactured by NRB, in colors to match client’s logo. High curved fascias create elevation and conceal roof top equipment. Exterior corner panels are curved as well to maintain a smooth fluid exterior appearance. The interior walls are easy clean FRP panels to underside of the painted exposed deck, with rubber flooring installed over a 4” thick concrete and steel base frame. The most outstanding feature on the building and the one that clearly denotes their branding, is the 20’ high x 14’ dia. oil barrel entrance way.

Cost Energy Effectiveness : For this corporate client cost, building consistency in image and quality was of paramount importance. With the greater percentage of the stores being run through franchise owners, the corporate owner wanted to offer a completely designed, engineered and installed building package to each of their potential clients, leaving only possible regional code related revisions to be done by franchise owners or their contractors, thereby avoiding budget over runs and change orders. By controlling the design and establishing schedules with a consistent modular package, it fixes a price range per store, reduces the sales time required to close each franchisee, and greatly reduces the project management cost impact because the buildings are 90% completed in advance. For this corporate client, it was also important that should demographics change, and the site is no longer earning the expected or predicted revenues, the building could be relocated to a new site location with less cost impact.

Technical Innovation : One challenge with creating a modular oil change facility is keeping the overall height of the building to a transportable dimension, while attaining the clear interior height required for the overhead doors and lifting hardware. Special engineering was needed for the roof design to accommodate slope, drainage and headroom. Rigid insulation was applied over the exterior of the walls and roof, keeping the interior cavities clear. The layout allows three drive-thru bays as individual modules with overhead doors already pre-installed at the plant. The two end modules were also complete prior to shipping, making installation of the building over the basement fast and simple. The 20’ high barrel was finished with all cladding at the plant, split horizontally and shipped in 2 sections. Structural steel framing and concrete floors accommodate vehicle loads, with large openings and metal stairs going to a basement for service work. All systems were installed and tested prior to shipping.
