Architectural Excellence : Presentation Manor is a 268,000 sf four-story retirement residence that will provide compassionate assisted and independent living in Toronto. To assist with the enclosure of the building, PCL fabricated 413 exterior wall panels complete with air vapour barrier, insulation, and brick ties. Of the 413 panels, 128 panels had windows pre-installed prior to delivery on the project site. The panels enclosed over 32,000sf of the building exterior. As we included components like brick ties and air vapour barriers, the masonry trade was able to enclose the building more efficiently. To mitigate potential risks, mock-up panels were created with windows installed, and air and water testing completed within our fabrication plant. The mock-ups served multiple purposes beyond quality inspections. The fabrication crew were able to test the production line, the installation crew was able to practice installation procedures, and the consultants were able to review and provide design feedback.
Cost Energy Effectiveness : PCL worked to save time and money when taking part in the curtain wall scope. By utilizing offsite manufacturing, we were able to reduce the overall cost of the curtain wall by 25% which equates to a $286,000 cost savings versus traditional stick-built. The use of exterior wall panels also enabled us to enclose the building faster, thus saving additional money for winter conditions.

Green Building Description : Manufacturing in the factory environment ensured the wall panels were built with a high degree of accuracy, with tight joints that enhance insulation and minimize air and water infiltration. DfMA also supports carbon offset and eliminates a significant amount of waste through lower embodied energy throughout the lifecycle of the project. Any extra materials were also recycled, which minimized the amount of waste going to landfill.

Technical Innovation : PCL completed two mock-up exterior wall panels which allowed us to simulate fabrication and installation processes to find efficiencies and improve installation skills. Mockups underwent air and water testing within the manufacturing plant to determine potential areas of concern, test material viability, and constructability. To produce 413 wall panels within our facility, we used a combination of work cell and assembly line production systems. To save on floor space within our plant, we created a vertical assembly line between our plant bay columns. Lean studies were done for each station throughout production to improve efficiencies. By installing 128 windows within our facility at ground level we reduced that subcontractor’s time on site and decreased exposure hours at the building leading edge. With the average panel size being 10’ x 11’ and enclosing over 32,000sf of the building we included air vapour membrane, insulation and brick ties which added further schedule savings.
