Architectural Excellence : This 9’-6” x 21’ custom steel guard house is located in the mountains of North Carolina at a brand new 560-megawatt natural gas power plant. A general contractor hired Pac-Van to fabricate a guard house at the main entrance for personnel. Built with safety and energy efficiency in mind, the building consists of 4” thick steel walls, poly-iso foam core roof with mineral wool insulation, a 20-gauge insulated steel door, climate control system, sprinkler system and an ADA Bathroom with fixtures. The windows are 3’ x 3' with 1/4” tempered safety wire glass and are an integral part of the wall panel. The doors are 1-hour fire rated and the windows are 45-minute fire rated. The flooring is white marbled vinyl composite tile with 4” black vinyl cove molding. Keeping the surroundings in mind, the colors of the exterior were coordinated to match the color of the new facility being constructed at the site.

Cost Energy Effectiveness : Safety was the top priority for this project. Having the guard house built offsite, the risk of the general contractor’s own site personnel being injured was reduced, which saved them costs related to insurance, workers compensation and lost man hours. During offsite fabrication of the building, the general contractor poured the foundation and ran utilities. Post-delivery, they crane lifted the guard house into place, and the install team anchored it and installed the gutters and downspouts. Installation took two days as opposed to what would have been several months for a conventional stick build project. In addition to providing a safer onsite environment, building offsite allowed for reduced construction time. In hiring Pac-Van, who specializes in modular construction, the general contractor was able to focus on completing the new power plant.

Technical Innovation : Being built offsite, we were able to complete all construction including welds in a temperature-controlled environment which cut fabrication time in half. Once the building was fabricated, delivery and installation only took 2 days to complete. The guard shack was built to be strong, safe and energy efficient. All joints were MIG welded with 14-gauge steel exterior and interior panels. The doors were constructed from 20-gauge hot dipped galvanized steel and were mill-treated for proper paint adherence. Foam core insulation in the ceiling is layered with 185 square feet of mineral wool insulation for maximum energy efficiency. The toilet, sink and towel dispenser are all motion sensor activated to minimize waste. Heating up to an 84 degree temperature at .75 gallons per minute, the instant water heater is the most efficient in the industry. The building required and met approval by the NCECC (North Carolina Energy Conservation Code.)
