Because a luxury development like Palermo requires a cohesive, professional appearance, its sales center includes a variety of features to make the modular construction resemble a permanent structure. Subterranean set up allows the building to sit at ground level while its colorful stucco exterior establishes an aesthetic flair. Short wall construction around the handicapped access ramp effectively incorporates it as a cohesive part of the structure’s overall design. In the Palermo Sales Center's interior recessed can lighting, stylish lighting fixtures, and track lights make for easy viewing of wall panels and table-mounted exhibits while ceiling soffits subtly reinforce these presentation areas. The 9 foot ceiling height and oversized windows add to the sales center's open, spacious feel.

Cost Energy Effectiveness : In a notoriously hot location like Palm Springs, air conditioning and energy efficiency are extremely important to ensure long term cost savings. Palermo's Sales Center utilizes a white rubber EPDM roofing system designed to reflect exterior heat in addition to reducing outside noise from the elements. The building contains 5/8" dry wall and high-quality interior insulation to attain energy efficiency similar to that of a permanent structure. Insulated windows and an upgraded HVAC system will also keep costs low as Palm Springs' desert temperatures rise considerably throughout the day.

Technical Innovation : While technically the Palermo Sales Center is a modular building, its appearance is far closer to a permanent structure thanks to innovative engineering. First, the site for the trailers was lowered so that even with ordinary trailer supports, the structure appears to site at ground level instead of sitting several feet above ground like many modular buildings. Modular units were further engineered with the intricate stucco façade in mind, giving the Palermo Sales Center a distinctive custom look.
