Architectural Excellence : Due to the fact this new facility was in a remote location and in the middle of a Washington State rain forest, the type of roof that was used was of extreme importance. However, staying within their budget was critical, so the project was value-engineered in several regards, including using a combination of roof systems (cap-trusses, partially built on-site and site-built roofs). The dormitory featured a 6 to 12 pitch standing seam metal ribbed roof, while the house utilized a 5 to 12 pitch standing seam metal ribbed roof. The garage was stick-framed on-site, along with a small out-building for the water storage (utilized by the fire-sprinkler system, which was installed in-factory but had all crossovers handled on-site).

Cost Energy Effectiveness : This building was designed to be substantially complete in-factory to minimize the costs. This structure was installed partially ground-level, to limit the need for handicapped ramps and metal railings. Energy efficiency was achieved by installing insulation values of R19, R21 and R30, using dual glazed windows, electric heatpumps with programmable thermostats and automatic shut-offs for the office lights.

Technical Innovation : Due to the client having serious budget constraints, the decision was made to panelize a hallway on-site, between dormitory rooms (rather than have to build an additional modular building). This saved the cost of delivery, site-work, the foundation and installation and helped make the project viable. The hallway floor was installed first, then the trusses, roofing, and ceiling. Then, the sheetrock was installed and painted, and the flooring and trims were installed
