Architectural Excellence : Modern Building Systems Inc. was contacted by the Oregon Child Development Coalition to Design-build this child care facility which includes a reception area, staff office accommodations, staff restrooms a complete kitchen, mechanical room, utility room and a records storage room. The Oregon Child Development project site is approx 7 acres and is a nature lovers dream come true with three inter-connected ponds lavishly adorned with pacific northwest native plants (no invasive species here) it is not uncommon to witness deer grazing the grounds. The Property had several large fir trees that were required to be removed. In an effort to utilize these natural resources, the interior window and door trim were milled from these trees as well as large support beams that were prepared by a local sawyer from the downed trees. These beams were then used in supporting a series of canopy walkway covers that connect the Modular daycare center to the administrative offices.
Cost Energy Effectiveness : The interior design included products that were chosen in keeping environmentally sustainable products combined with architectural appeal in the forefront. Some of the sustainable products used include: low VOC carpet, low-VOC wall paints, natural wood interior trim through out, low VOC Corlon floor coverings, and low VOC wall carpet wainscot. The results are a modular building constructed from materials that are economical, architecturally appealing and help create a blend of color and products creating a very warm look as well as durability and safe environment you would expect at a child care facility. In the opinion of the Oregon Child Development Coalition it is the highest return on their investment they could hope for. To Summarize Modern Building Systems scope of performance included: Project Management, Acquisition of permits including coordination of all inspections, All site excavation, Construction of the foundation, All Utilities, and Fire suppression.

Technical Innovation : This is a permanent structure utilizing a full concrete foundation intended for years and years of dependable use. Due to its proximity to Milk Creek, a state of the art sand filter septic system was utilized to protect the environment. The design incorporated a multitude of earth friendly green products. At every opportunity we have incorporated many of the features you will find in a LEED certified structure. Some of the LEED features include:
hardi cement board siding, highly energy efficient windows, 6” wall construction, R-19 wall roof and floor insulation, roof mounted heating and cooling units, state of the Art sand filter System, state of the art engineered storm water detention ponds & rain gardens, and landscaping designed of indigenous plants.
