Architectural Excellence : Graduation rates in the City of Detroit are deplorable; out of every 100 students who enter the 9th grade, only 68 graduate. Students in high poverty areas repeat 9th grade at a rate of 40%, and 40% drop out altogether after 9th grade. With this in mind, Old Redford wanted to create a “totally separate 9th grade academy” focusing on structure and discipline. The IMS Team built a modular addition to the current high school that included 9 large classrooms, two expanded classrooms for science/computer, administrative space, a cafeteria, a warming kitchen, storage space, two restroom modules and 10’ wide corridors. The interior features 8 1/2’ ceilings throughout and 9 1/2’ceilings in the cafeteria. Two covered walkways were site-built to provide students with covered access to the existing building. This non-combustible building was built on a permanent block foundation with a crawl space. It has a complimenting brick facade allowing it to blend in with the existing 50-year-old school.
Cost Energy Effectiveness : The building was set, sealed and secured in three days using a trans-lift system. Carrier Energy Star rooftop HVAC units were installed on the building. They feature individual classroom controls with remote access capabilities as well as CO2 Sensors. The building also features low-E tempered glass windows, recyclable carpet tiles, low energy electronic ballast with t-8 bulbs, room occupancy sensors, sensor activated toilets, faucets and hand dryers and a hot water recirculation system for the restrooms. All of the axles and the hitches from the modules were recycled. This project was completed in 87 days. Old Redford’s plan to make a significant improvement in the graduation rate has just been given a boost with a beautiful new school that was built on schedule and under budget.

Technical Innovation : The modular buildings came from the factory with a metal B-Deck. Once the units were set and sealed, 2 1/2” of Gypcrete was poured followed closely by ceramic flooring throughout the corridors and cafeteria. Patcraft carpet tiles were used as floor covering in the classrooms and administrative areas to reduce installation costs and maintenance. The cafeteria features a ceiling height of 9 1/2 feet; this was achieved through the creative re-routing of the mechanical system to one end of the building. The building features 4’ high ceramic tiles throughout with 8’ceramic tiles in the cafeteria and restrooms. Ceramic Murals with the Old Redford crest are located at the entrance floor and on the cafeteria wall.
