Architectural Excellence : Old Redford purchased an existing church, adjacent to their elementary, to house their expanding middle school population and locate their administrative offices. Their goal was to maintain the character of the historic building, while providing an up-to-date learning environment. They renovated the existing building to accommodate an auditorium, cafeteria, gym and offices, however they required additional classroom space. The IMS team built a 2-story modular addition, connected to the existing building with an enclosed connector, to serve as the school’s educational wing. The building consists of 14 standard classrooms, 2 science rooms, 2 plumbing modules, and 2 site-built stairwells. The interior features 8 ½’ ceilings and 10’ wide corridors. It is a fully-sprinkled, non-combustible building, set on a permanent block foundation with crawl space. It has a brick exterior and wood detailing on the interior, allowing it to seamlessly blend with the existing 100 year old building.
Cost Energy Effectiveness : The building was installed and secured in 5 days using a 300 ton crane and translifts. The remotely controlled HVAC system consists of a 95% high efficiency gas furnace with energy recovery ventilator and a rooftop mounted condenser for each classroom. Ventilation is monitored by a CO2 sensor in every occupied space. The building also features windows with vandal resistant, low E insulated glass, recessed lockers in the corridor, recyclable carpet tile, low maintenance ceramic tile floors and walls, and low energy electronic ballasts with T-8 bulbs controlled by occupancy sensors. The restrooms include automated plumbing fixtures and hand dryers, and washable ceiling tiles. The building has a white EPDM roof and was designed to support a green roof system in the future. The work on site was completed in 115 days. Old Redford’s goal of providing additional classroom space while maintaining the character of the historic building has been achieved within schedule and under budget.

Technical Innovation : Eighteen modular buildings were delivered from the factory with a metal B-Deck. Once the modules were set, 2 ½” of Gypcrete was poured on each level to form the solid subfloor. Floors were finished with carpet tile in the classrooms and ceramic tile in the corridor to reduce maintenance costs. The building features a 4’ ceramic tile wainscot with elegant wood trim throughout, as well as wood doors and frames, to compliment the antique woodwork in the original building. The restrooms, with 8’ ceramic tile walls and solid surface counters with under mount sinks, were fully finished in the factory. The building is outfitted with low maintenance, grade 1 door hardware, and classroom security locksets to ensure the safety of the occupants. High efficiency gas furnaces were installed at the factory and the roof top condenser system was completed on site. Modules were built to accommodate AV equipment in every classroom and lab demonstration tables with plumbing in the science rooms.
