Architectural Excellence : The partnering of modular construction with site built construction resulted in a state-of-the-art permanent elementary school for Old Redford Academy. 50 modules were manufactured in 9 weeks while demolition of an existing building, site prep, foundations & utility installation took place. All modules were installed in 3 ½ days. ORA houses preschool through 6th grade students in a building comprised of the following modules: 21 standard classrooms(32’x28’), 5 kdg rooms(32’x41’)w/toddler restrooms, a pre-k room(32’x69’), library(32’x41’), 4 restroom modules, 2 tchr workrooms, a kdg workroom, 2 storage rooms, 1 office workroom, an elevator w/mechanical room & large administrative office suite. 4 wings feature different color lockers & VCT accents to match. Brick, custom designed EIFS & split faced block were used for the exterior. Unique in a school setting are the 2-story glass front lobby & 2-story atrium with fireplace and Grand piano. Modular blended seamlessly with luxury!

Cost Energy Effectiveness : Multiple, rooftop HVAC units with Carrier VVT(Variable Volume & Temp)System and Carrier 3V Control System offer state of the art energy efficiency & comfort controls, saving money over time. Classrooms & the 2 story atrium use Sungate 500 Low-E glass, with U-Value improvements of 27% in winter & 36% in summer, while transmitting 94% of visible light. Each classroom, teachers’ workrooms & all offices feature motion sensitive lighting that reduces energy costs. Shaw carpet tiles are more cost effectively maintained than conventional carpet. The ORA leader dreamed of providing less privileged, urban students with a top-of-the-line school facility & learning experience. His elegant vision required creative, cost effective solutions. The dream’s price tag was cost prohibitive, done in a conventional manner. The solution was to contract with IMS for a permanent, 2-story 55,000 sf elementary school using a hybrid of modular & site built construction. ORA is modular at its best!

Technical Innovation : The modular portion has a metal B-Deck covered by ¾” plywood. Once the bldg was set & sealed, a 1 ½” Gypcrete floor was poured. Concrete underlay the ceramic tile in the lobby & black granite floor in the atrium. Patterned, Shaw carpet tiles saved time & money with easy installation. 2 cranes were used for faster installation & completion during Spring break without students present. Steel studs were used throughout to provide a straighter, stronger structure. Hallway drywall installed on site insured straighter hall look. MicroMetl Roof Curbs on HVAC have isolation system featuring springs and insulation, significantly reducing sound & vibration common w/commercial roof HVAC. 4’x8’ commercial aluminum windows throughout, provide ample natural light. Ceramic tile lines walls 4’ high throughout, w/inlaid graphic tiles for artistic appeal. Pre-k room flexibility is provided with ceiling mounted room divider. Modular construction is at a new level of excellence in this school.
