Architectural Excellence : MSC Cruises, the world’s largest privately-owned cruise company, set out to create a private island to give their cruise guests a unique, one of a kind, experience. Building in the middle of the Caribbean Ocean where nothing has been built before, was no small task. Through careful planning and consideration of logistics and harvesting the environmental challenges that surround this location, VESTA successfully completed an almost turn-key project utilizing 80 modules built off site between two factories, Southeast Modular and Affinity Building Systems. In total, there was over 47,000 square feet built with 4 buildings in total. The design incorporated the Caribbean style and theme, as well as complementing the other island structures. The design was to also have the comforts of home while still maintaining the resilience of workforce housing.
Cost Energy Effectiveness : With lack of materials and qualified workforce available on the island, VESTA proved to save the customer over 50% compared to traditional methods in both time and cost. With cost savings in mind, VESTA worked with the Construction Manager, BBI, and Owner, MSC Cruises, to find methods and materials to reduce costs of modular production, freight, as well as ultimate operation of the facility. Efforts included working to reduce the number of modules to achieve more efficient square footage over less modules, designing highly energy efficient modules, working with material suppliers to provide savings, utilize design solution to maximize the off-site work scope and source the most efficient logistical solutions to transport and complete the building.

Green Building Description : The Ocean Cay staff housing buildings were designed and built with a focus on the eco-friendly development of the island that required structures within to be sustainable. Buildings included the use of high efficiency windows, energy efficient AC units, high thermal resistance insulation, along with water and electricity conservation fixtures from dimmable LED lights to water saving plumbing fixtures. The buildings were designed to have the lowest impact on the environment possible. VESTA specified corrosion and sun exposure resistance products that considers the reduction of potential maintenance required for such environments. Modular construction offered the best environmental solution minimizing the disturbance of the site, reduction of construction waste that is required to be hauled off the island and minimize resources to a logistically remote location.

Technical Innovation : VESTA collaborated with its Customer and their architects to provide a product that would meet the high performance and aesthetic standards of the Customer. Keeping in mind the logistical and remote challenges associated with transporting the modules for lengthy distances and the various freight methods required by land and sea as well as the handling off and on the vessel utilizing premium construction products throughout. Making sure that the modules remained water tight and were easy to maneuver once they arrived on the island was of the utmost importance. Due to the buildings location, wind exposure and hurricane rated region, challenging structural considerations were factored to the design standards to resist potential hurricanes and superseded local codes requirements. The highly corrosive nature of the island due to the proximity of the 360-degree surrounding saltwater, specialty corrosive resistance solutions and products were specified and implemented.
