Architectural Excellence : This renovation project reutilizes two 1792 sqft modular buildings originally constructed in 1982, to a fresh purpose and outlook as pre-school facilities for Oregon Child Development Coalition (OCDC) - an organization dedicated to improving the lives of low-income children and minority families.
The buildings were required to architecturally fit into an existing site currently used as a child care facility. To utilize these buildings and maintain their structural integrity required a redesign by our staff and modifications to meet current energy standards. Many modifications to the exterior as well as the interior were required to achieve this: replacing the siding with a more contemporary siding, as well as new shingled roof; renovations including installation of high quality flooring and high pressure laminated cabinetry; addition of restrooms with child-height facilities and Dutch doors at the restrooms complying with the requirements for a child care facility.
Cost Energy Effectiveness : The customer’s scope and cost restrictions called for reuse of as much as possible of the main structural components and interior finishes. This cost effective project accomplished reclamation of 97% of these materials utilized during the original construction. The interior finishes were kept intact and reused when at all possible - reducing waste by 30% and in keeping with the project’s goals to remain cost effective while simultaneously environmentally responsible. The new exterior finishes were chosen for the purpose of using environmentally sustainable building products.
Any damaged items from the original structure were able to be easily recycled, as the renovations were performed at Modern’s production facility with materials and equipment at our fingertips. Demo of the building pieces for remodel and the remodel work itself was performed at an extremely high level of efficiency – saving the customer thousands of dollars over performing the same scope of work at site.

Technical Innovation : The building’s redesign was accomplished by Modern’s design, engineer & construction teams working alongside the customer & in consideration of the end user – pre-school students & devoted staff. The Systems such as the fire alarm, additional tamper resistant electrical outlets with dedicated ground wire, a more efficient lighting system, the addition of data & telephone cabling, as well as the electrical & HVAC systems maintain efficiency and high safety standards.
Modern’s scope encompassed all aspects of site work, including : permitting, construction of the foundation, connection to water & electrical power supply, landscape, updates to sanitation & low voltage systems & design and installation of the storm water & irrigation systems. Extensive excavation, site & concrete work had to be completed without causing complications to the other functions of this site (church/school) or delay in the planting season of the neighboring community garden.
