Architectural Excellence : Collaborating with the client’s vision and their conceptual plans Modern worked to match adjacent existing stick built buildings on the campus of this retirement community. The routine and serenity of the residents was a very important tenant for this retirement care provider. Modular construction was able to easily limit the interruption to their daily lives with construction activities taking place at a late stage retirement. A 40 module 3 story building set into a hillside provided at grade entrances for levels 1 & 2. An interconnecting conservatory on levels 2 & 3 joined two separate 3 story “houses”. One very important layout concept for the client was an open kitchen with a large inviting island and dining area. This was centrally located on level 2, where staff cooked with and for residents so they felt more like at a home setting versus a cafeteria/institutional concept.

Cost Energy Effectiveness : Being able to compress the building schedule utilizing concurrent onsite work with off site modular fabrication allowed the facility to open sooner than conventional on site only construction. This was important for the client’s business model and to meet the demands for new residents needs.

Green Building Description : It was very important for the client that the building was based in sustainable principles. Modern was happy to deliver a building that achieved a LEED Platinum certification. Warm gray water from showers was recycled and utilized into the PEX radiant floor heat system. By utilizing this pre warmed water floor insulation was not required on any of the three floors. Rain water was also harvested to be used as gray water for flushing toilets.

Technical Innovation : By investing in upgraded windows and added exterior foam insulation it allowed the building to maintain median temperatures naturally. By doing this elaborate, expensive mechanical systems were not needed to condition air in this facility.
Lighting for the resident rooms and restrooms contained an additional lamp with a red lens cover. This allowed a low light level to be turned on at night for restroom use or movement. Studies show that red light versus a normal white light keeps the brain from completely waking up and disturbing the sleep process.
