Architectural Excellence : This modular building is laid out in the shape of an H. This allows for a canopy over the two doors (front and back) that allow access from the street or parking lot. The recessed entry area is adorned with drystack stone on the exterior wall and on the posts that support the canopy. The stuccoed exterior is accentuated with pop-outs around the windows and doors and a band around the top of the building. Exterior walls are painted with three-tone paint. The surrounding area is destined to have two more buildings that will match this & the Government Building also built by Pac-Van, to complete the County Government Complex. Floors are covered with 24" Carpet Tiles which have matching coving topped with metal trim. High traffic areas are treated with 18" Ceramic Tile to complete the rich floor treatment. Interior walls are taped, textured and painted in earthtones with interior windows between waiting rooms and offices to serve clients in a more efficient way.
Cost Energy Effectiveness : This modular building was set on helical piers and a solid grouted CMU stemwall due to bad soil conditions on the site. This allowed a crawl space under the building for added insulation to the 1 ½” sub-floor with ceramic tile finish. The roof contains 2” foam insulation under a white TPO covering which with the R-30 ceiling insulation created an R-50 insulation factor. We re-wired the entire building in MC Cable to decrease the cost and labor of using conduit. Exterior walls are constructed of 2 X 6 studs, interior 5/8” gypsum (taped, textured & painted) and an exterior 3 Coat Stucco System. The exterior is accentuated with pop-outs around the windows and with a parapet that serves as a screen for the roof mount HVAC system. We were fortunate to be able to use the original roof mount heat pumps that we purchased with the building. By re-using an existing building, the cost of this project was much lower than if it was built new. This building can also be relocated if necessary.

Technical Innovation : We were challenged to design a building that needed a completely new floor plan, electrical & plumbing systems, so it was evident that we should just gut the building & begin from scratch. We used a 600 AMP Single Ph interior electrical panel with a 200 AMP sub-panel in one wing of the building. We provided an exterior disconnect to meet our local code and re-wired the entire building in MC Cable to lessen the cost & labor of using conduit and met the state code. Multiple rest rooms & wet rooms required a lot of plumbing. We decided to use Pex to plumb all of the fixtures & saved approximately 80% on our plumbing cost on the building. In addition we were able to use wood studs on the interior build out that saved considerably over steel studs. The exterior stucco was a three-coat system and was painted with a 3 color scheme to accentuate the interesting components of the design. Dry stack ledge stone gives eye appeal & support to the entries. We also reused the original heat pump.
