Architectural Excellence : Northeastern University, a leading higher education institution in Boston, Massachusetts, needed an effective way to demonstrate its investment in modern student housing and a commitment to its student body. The center would generate interest and pre-leases for a new 800-bed student residence hall scheduled to open in September 2019. To accomplish this, Northeastern turned to Triumph to create a leasing office where students could literally walk through the new dorm rooms even though they’re under construction. The Leasing Center is a relocatable facility. The main foyer and conference room provides plenty of space for staff to meet with prospective tenants. The other half of the building is an exact replica of the LightView dorm rooms including a kitchen, living room, bathroom and two bedrooms. In a unique twist, or flip, one of the bedrooms has furnishings attached to the ceiling so it’s easier to envision the layout with out stepping around furniture.

Cost Energy Effectiveness : With a rental rates of approximately $1500 per person, it was imperative for Northeastern University, and their partner American Campus, to guarantee maximum occupancy in the new 800-bed facility. Because the facility is needed for only a year, it wouldn’t be cost effective to build a permanent facility. Northeastern required quick turn-around and an emphasis on aesthetic quality in order to convey the proper image of the new dorms. They also wanted the leasing office to be within close proximity to the new dorms so purchasing or leasing space wasn’t a realistic option. The unique design of the leasing facility with natural lighting from the large storefront windows was the perfect solution for pre-leasing the new dorm space.

Technical Innovation : Even though the building is relocatable, it needed to convey the level of quality and detail that characterize the new LightView dorms. The building is set on concrete piers but skirted with flat metal stock to convey an appearance of permanent foundation. This solution is both visually appealing and cost-effective. Special engineering and design expertise were required to create a full-width floor-to-ceiling windows and minimize the dimensions of the corners. In fact, the building boasts nearly 60 feet of 114 inch high Kawneer SSG glazing store front windows. The interior needed special blocking in the walls to support the kitchen cabinets and appliances and a tight tank to accommodate the functioning rest room off the foyer.
