NE BC Accommodation Building

Architectural Excellence : This accommodation building was designed to house operations personnel on a remote compressor station. The building consists of a total of five modules orientated in a side by side configuration with a connecting corridor. This design was completed in two phases with the first phase consisting of two modules and the second phase consisting of two modules plus a link corridor module. The design includes: 12 bedrooms with private bathrooms complete with living room, full kitchen, laundry room, lounge and exercise room. This layout was designed to make the employees feel that they are at home, rather than a commercial housing facility or dorm. In order to achieve this type of atmosphere, hardwood flooring was utilized throughout the living spaces to complement the layout of the building. Custom built furniture was used for all aspects of the bedrooms to resemble similar products found in a residential setting. Building includes: central vacuum, on demand hot water and flat screen TVs.
Cost Energy Effectiveness : Remoteness of the project was a consideration for modular design. The increased size of modules allowed cost savings in material, transportation and installation. A small installation crew was required for a short amount of time to place and finish the accommodation building at site. BCT provided this building in two phases as initially the client required housing for their staff. Once their project progressed, more personnel were required. Therefore BCT was able to build quickly the second phase of this building. This was a cost effective measure as work could continue on site while the second building was being built and installed.

Technical Innovation : The building was initially designed as a seven-unit facility. BCT proposed to the client that they build the project in five larger modules, which allowed us to effectively minimize waste of building materials during the manufacturing stage, minimize transportation to site by two loads (equivalent to 6800 kms of trucking), which substantially reduced the carbon footprint and saved on site time installation in respect to craning and install personnel. The original two-module building was designed to be expanded onto in the future so we included additional life safety, electrical and mechanical provisions to accommodate for unknown future growth. This was a technical challenge for our team as we were not able to forecast as to what the entire building footprint would be and as such took into account building code and fire separation requirements well beyond the initial scope.
