Architectural Excellence : Warrior Group employed intensive processes in order to ensure the delivery of a product that exceeded client expectations. With permanent modular, the controlled environment of the manufacturing plant demanded and facilitated extraordinary Quality Assurance (QA) and Quality Control (QC) measures. The design team created and executed a plan to appropriately address the needs of children, caregivers, administrators and parents, while enhancing the existing building with complementary material choices. The design and materials for the addition were selected to blend with the existing modular facility and the lobby was designed to create an attractive transition between the buildings. By utilizing the barrel roof design with a flat EPDM roof on either side, the lobby links the different slopes of the new and existing roof. Warrior Group provided outdoor activity areas for infants, pre-toddlers, toddlers, and preschool age children. Outdoor spaces were treated as ‘outdoor classrooms.'
Cost Energy Effectiveness : Warrior Group’s bid schedule milestones included the completion and acceptance of the design drawings and specifications. With this being a design build project, this was a major milestone. Another challenging milestone the construction team achieved was running two parallel construction paths, one for the modular factory work and one for the site construction. The difficulty is keeping one path from getting too far ahead or behind the other. After successfully completing the milestones of modular construction and shipping on the modular side and the excavation and foundation work on the site construction side, we were able to set the 16 units and proceed with the remainder of the site construction. Despite more than 21 consecutive days of rain, Warrior Group was able to complete the 11,800 square foot child development center in less than 8 months, successfully meeting the customer’s timeline.

Technical Innovation : Unlike the typical institutional atmosphere, the NAVFAC CDC project was constructed using both conventional and modular building techniques, known as the “hybrid method,” resulting in a sustainable, attractive and inviting environment for children and staff. Pairing the two building techniques enabled Warrior Group to construct the project without disrupting the daily operations of the facility during the construction process. The center provides an attractive, child-oriented, home-like atmosphere for children. A child’s scale, how children use space, what they will see and what kind of experience they will have was accounted for in the design. With this consideration in mind, the interior was designed using an open floor plan with wide corridors to assist in moving large groups of children through the building. The building is highlighted by a seamless hallway system throughout the building and superior, high-quality classrooms that are also free of mate lines.
