Architectural Excellence : Mosport Kartways, boasting one of the most challenging track layouts in Ontario, planned to refurbish their track and build a new facility, ready for the 2015 season opening. The new building sits between the parking lot and the track with a fully glazed entrance way on each side. It is 1-1/2 stories with the upper module being a full view control area overlooking track activities. It features bathrooms, locker room, retail display, apparel storage and has a fully equipped kart storage and repair shop. To meet Mosport branding, the visual highlight is the bright red module on top overlooking the track that extends front to back cantilevering out over the lower floor. The exterior finishes blend horizontal corrugated prefinished metal and a vertical flat metal cladding with concealed fasteners in two shades of grey. Inside the building is bright and cleanly finished with painted drywall, acoustical ceilings and ceramic or durable high traffic carpeting throughout.

Cost Energy Effectiveness : The building envelope is insulated with a combination of rigid and batt designed for seasonal use. The HVAC system is a wall mounted split ductless system that is designed to operate for high efficiency during the shoulder and summer months, and to supply only what is needed for winter in its generally unoccupied state. The building was completed at the plant to about 90% finish after which the owner was able to fit out their furnishings and other items well in advance of their spring opening. It shipped in early November and was substantially complete by the end of December minimizing winter work and associated costs that would have been necessary if it had been built at the site. The combination of wood and steel design helped lower the initial construction costs.

Technical Innovation : To meet budget challenges, it was decided that the building would be a hybrid version of both wood and steel framing , yet still designed with the pre-poured concrete floor needed for the loads and traffic in the parts and repair shop areas. The modules were designed so that the upper and lower center sections were stacked perpendicular to the others, reducing the number of bearing points/ foundation piers and allowing a clear span with a “floating staircase” to ascend from lower reception to the upper control room module. The building’s concrete floor assembly allows it to be placed at grade so that no ramps or stairs are required at the parking side. The track side elevation change was accommodated with concrete walkways, ramps and stairs. The building was completely assembled at the plant prior to shipment, with the upper module in place so that the stairs could be pre-installed for fit and finish, then cut for reassembly on site.
