Architectural Excellence : The building floor plan is designed to accommodate a large administrative/clerical staff as well as designated offices for senior staff. Each end of the modular complex includes a separate vestibule/lounge for efficient access to the building from both the adjacent parking lot and main campus building. A maintenance free exterior finish is provided combining pre-painted flat architectural aluminum panels, complete with reveals, and pre-painted, horizontal ribbed panels at the building base. The grade elevations of the site slopes dramatically, and the main entrance is orientated in such a way so as to avoid any ramps or stairs. The interior finish a customized vinyl covered drywall, with brightly colored carpet tiles for a warm, inviting interior. Increased day-lighting is accommodated through the use of skylights.
Cost Energy Effectiveness : Gas fired, roof mounted, HVAC packaged units with economizers were utilized for this application to further reduce the total heating/cooling cost to the College. Further efficiencies were realized by replacing batt insulation typically found in the wall cavities with increased R-values, and with rigid insulation. Providing a continuous insulating blanket over the exterior improves the thermal properties of batt insulation by as much as 20% because there is limited heat loss through the stud wall.
The College originally considered placing a “temporary” modular facility for a time while they built a “real” building which meant they would have to move staff twice. Once they saw what NRB was able to provide in permanent construction, they changed plans and went ahead with their new facility using NRB’s steel and concrete technology. Choosing modular construction allowed the College to ensure that all staff were comfortably in place by for their fall opening - permanently.

Technical Innovation : This modular office complex was built using our “build together” approach utilizing non-combustible, structural steel post and beam construction with pre-poured concrete floors. Careful consideration was taken with the interior dimensions and electrical layout to accommodate the owner’s special workstations.
We provided built in lifting eyes with each of the modules, so the units could be picked up from the transport trailers and be set into place on the foundations quickly and efficiently. This built in lifting system has the units in place in half the time of units that must be picked up with spreader bars and slings.
