Architectural Excellence : The client required a 7,000 sq. ft. modular building for three years while various portions of their campus undergo LEED level renovations. Once completed the client plans to move the structure to a campus in another state. The adaptability of McDonald Modular Solutions Flex Plex product proved to be the perfect solution to solve the client’s needs. Flex Plex is engineered with a 60’clear span truss requiring no structural posts that interfere with desired floor plans.

While temporary in nature the building was to be placed outside of the client’s cafeteria. Additionally, it was going to be visible from the executive suites so it was critical that the building’s image matched that of the campus. A high end vinyl siding resembling common brick was installed from grade to the building “belt line” below the windows, and the siding was painted to match the vinyl brick. The look was enhanced with site constructed decks, steps, ramps, and the building was surrounded with landscaping.

Cost Energy Effectiveness : Flex Plex can be utilized with any number of modules, and the modules can be mixed and matched allowing us to lease existing equipment that can easily be modified to meet the customer’s needs. This project allowed us to utilize used product, inventoried product, and construct new product.

In addition to R – 13 insulation, the wall system is further enhanced with a Tyvek air barrier. The roof system is engineered with R-22 insulation and the floor is designed with an R-19 insulation package.

Typically, Flex Plex interior partitions are accomplished using a movable panelized sandwich wall system. The top channel is supported with clips to the ceiling grid and the bottom track is set to the floor with a fastener every four feet creating minimal repair spots, the wall panels then slide into the tracks. The wall panels come prewired as needed and with prehung doors for a complete modular solution. These reusable wall panels generate no waste as we reconfigure floor plans.

Technical Innovation : The clear span Flex Plex system allows us to deliver a right end, a left end, and the required number of center units to meet the customer’s needs. Windows and doors are framed to be easily interchangeable. The wiring in the exterior walls is run above header level with drop downs to duplexes so electrical runs do not have to be rerouted to accommodate door and window location changes.

This building was delivered to the site with restrooms, a communications closet, and a conference room and the rest of the building was left open. This provided the client with the flexibility to modify the floor plan with moveable partitions and furniture systems to meet the needs of various department personnel as they took up residence while their permanent work areas undergo renovations.
