Architectural Excellence : Premium coffee, with space at a premium. A client needing the ability to serve customers in a quality manner with the same efficiencies as larger locations, plus place stores in sites with limited construction access and still meet aggressive installation and grand-opening goals. The building was constructed with the ability to service both drive-up and walk-up clients, with integrated millwork, appliances and serving areas.
The building is customized with exterior treatments particular to its setting. Designed with steel moment frame for craning onto permanent concrete foundations, this project utilizes recycled Wyoming weathered fence for a rustic appearance and Corten steel siding for an industrial aesthetic. Decorative laser-cut, powder coated screens & shades, anodized storefront windows and doors with low-e glass, hidden air handling systems and parapets complete a turn-key package for our client. The interior has all LED lighting & Altro safety flooring with an integral base.
Cost Energy Effectiveness : The cost savings from this great application stem not only from its advantage over on-site construction costs related to smaller square footages, but in the ability for our client to place a fully functioning retail sales space in place within weeks , instead of months, giving them months of income that would have been delayed with conventional construction. A partnership with Carlin Manufacturing and Modern Building Systems resulted in high quality commercial kitchens for our client and allowed each team to focus on their separate fabrication until Carlin’s state of the art commercial kitchen equipment was installed at the Modern manufacturing plant just prior to building shipment to the project site. With only site connections and final details left to be done at site, this coffee drive thru was ready for staff training before hiring could even be completed.

Green Building Description : Modern was excited to take on the challenge of this modular coffee drive thru building that is Platinum LEED certified. The interior HVAC, lighting and all energy related systems are on programmable timers for maximum energy efficiency. Recycled denim fabric was used in the creation of an eco-friendly insulation. Other ‘green’ values are not neglected either - demonstrating that smaller modular spaces need not divorce themselves from the need for environmentally friendly practices. Modern Building Systems, Inc. has been certified as an EarthWISE company and is proud to have utilized recycled composition products and locally available sustainable forest products as the standard for all of the products used for construction of this project, as well as a “zero-landfill” policy.

Technical Innovation : Due to the high volume of traffic, specialized exterior doors and door hardware designed for heavy use were incorporated into the plan, as were anti-bacterial finishes in all counters and food areas.. Air quality issues were also considered, and an air handler with 5 changes per hour was specified. Corten steel, a type of steel alloy which was developed to eliminate the need for painting and form a stable rust-like appearance if exposed to the weather for several years, was part of the required aesthetics for parts of the building. Curtain-wall heating systems were installed at the drive-thru window.
