Architectural Excellence : An electrical contractor required an onsite office to support their large team for three-years during a major construction project in Brooklyn, New York. Site constraints however, provided extremely limited space. Using the ModSpace HQ, a three-story modular complex was erected within the very tight footprint to support all of the contractor’s onsite needs.
The HQ panelized design allowed the ModSpace project team to easily add and remove interior walls to create private offices on the first and second floors, leaving the remaining interior space for use as a break room, conference room and locker room.
The HQ complex was designed with day-to-day productivity in mind. Features include multiple data ports and electrical outlets on every wall and in every room, 7-day programmable HVAC units and roomy 8-foot high ceilings. Cost Energy Effectiveness : The HQ complex is both a cost effective and energy efficient building solution for the large electrical contractor. By stacking the HQ up to three stories, the contractor was able to keep workers onsite and more productive every day, as opposed to setting up a remote office that would have cost additional money and time.
Dual-pane low-E windows and wall, floor and ceiling insulation rated at R-15, R-18 and R-27 keep heat and cold transfer to a minimum. The high-efficiency HVAC systems and motion-sensor fluorescent lighting mean the building sips energy, keeping monthly operating costs low.

Technical Innovation : The HQ was engineered to easily expand horizontally and vertically. By removing individual wall panels, the ModSpace construction services team seamlessly connected three HQs side by side to establish the solid base on which they stacked six additional HQs up three stories using the onsite crane. While conventional mobile offices require significant custom reinforcing, or an independent support structure to additional levels, the HQ’s 4-inch steel frame construction allowed the units to be simply stacked and connected at the corners, without any customizations or cost to the customer.
Strong 4-inch thick steel laminated walls and security bars keep the complex and its contents secure in the middle of a busy construction zone and metropolitan area. Inside the HQ complex, durable PVC flooring prevents damage from the rigors of a busy construction site, so workers quickly and easily flow in and out throughout the day.
