Architectural Excellence : The new ModSpace Hartford branch is a great example of strategic reuse. The ModSpace team in Connecticut needed a new centralized office to replace three aging facilities. The ModSpace Design-Build team seized the opportunity and went to work. They took nine worn modular units totaling 6,480-square-feet and turned our green and sustainable vision into a real space for business. The look of a typical New England office building was achieved through redesign, and the addition of a new outer roof truss was installed on site.

Cost Energy Effectiveness : Using existing, in-fleet buildings dramatically reduced project costs compared to new modular construction and a comparable stick-built structure. Both options were priced as a comparison.

Reuse of the buildings also dramatically cut construction waste by eliminating the need to crush old buildings and use new materials to build a new one. The result is a finished building that is more sustainable than any new alternative.


The building reduces further resource consumption through energy-efficient features and appliances. High-efficiency HVAC and interior finishes were added, including: LED lighting, occupancy sensors, metered faucets with motion sensors, motion sensor toilets and high-efficiency windows.

Technical Innovation : ModSpace transformed existing steel-framed clear-span classrooms into a new permanent commercial office building for use as its Hartford, CT branch office. The modules were assembled to make one 6,480-square-foot building on a permanent at-grade foundation system. Once in place on the foundation, a truss roof created space for the ductwork needed for the high-efficiency HVAC system. The interior was stripped to the frame and rebuilt from the ground up using mostly green and sustainable products (including the floor and wall coverings, ceiling, lights, doors and roof). This project represents the strategic reuse of modular components, by refurbishing and reusing existing retired buildings.
