Architectural Excellence : This 8,800 sq. ft. office complex is an excellent example of traditional old Key West architecture that was designed and constructed using a pre-existing building that was utterly faceless. The exterior design utilizes vertical fiber cement siding with a 2” vertical batten spaced at 24” o.c. Window, door, bottom and top trim is 2” and 4” rough-sawn texture fiber cement that compliments the appearance around the new white frame mullion style windows and doors. The standing seam finish exterior parapet was designed to compliment the scale of the 9’.5” sidewalls by using a high elevation, multi-angle truss that provides a covered porch area and 3’-0” eve on all sides.

The U-shape configuration uses 13 different modular sections ranging from 10’ x 20’ to 12’ x 76’ setup in both parallel and perpendicular configurations setup around the traditional front porch providing a common boardwalk access into any of the three tenant entrances.

Cost Energy Effectiveness : Given the proposed use of this 8,800 sq.ft. structure as a multi-tenant office, energy efficiency was of paramount concern to the owner. All windows and doors purchased for the renovation were new, Low-E solar guard tinted, argon insulated, energy efficient rated units. Roofing material includes white 60 mil EPDM with FSK R30 fiberglass batts below the roof deck. Roof mount package HVAC units allowed liberal placement in each of the tenant areas to create “tenant zones” utilizing insulated flex duct cross-overs through the bar joists. This allows non-occupied areas the ability to be shut off from ventilation even if they are within the same modular section. Standard wall mount 120/240 vt HVAC units were replaced with 120/208vt 3 phase for lower energy consumption.

Technical Innovation : The exterior finish in the harsh Southern U.S. climate was of paramount concern to the builder. Hot, humid, rainy conditions are a challenge to any type of construction. As a preventative measure against the exposure and ultimate failure of caulking/sealant between exterior fiber cement siding panels, the builder cut standard 4” fiber cement trim into 2” batts and installed them over panel joints around the perimeter. This batten trim conceals all siding joints and fasteners while providing a protective barrier in this vulnerable area.

As roof cover, a custom design, multi-angle truss was used to create the illusion of a site-built roof/porch. The front elevation uses a high-pitch, multi-angle parapet truss supported by a post and beam-framed porch deck. This allows a covered U-shape common entry deck into each of the 3 office suites, eliminating the need for more than 1 ADA ramp in this multi-tenant building. It also offers protection where most doors and windows are located.
