Architectural Excellence : The requirement for this modular building located in a new development was to entice mid range homebuyers to this homebuilders community. Since the project is in a desert setting, the customer decided on a vineyard look for the building exterior. Mountain views are achieved through the numerous 30x50 windows. The entry tower is roofed with clay tile reminiscent of old California. Dry stacked stone embellishes the lower sections of the many columns that support the trellis system encircling the wide veranda. Eight-foot tall double storefront doors welcome prospective buyers to the well laid out and decorative interior of the building. Upon entering, the visitor is met with brightly colored walls, varying carpet designs, and a modern and sleek topo display that defines the development and availability. Lifestyle photos complete the design of the interior walls. Wood casework and a 10’ ceiling of 2 x 2 tegular tiles adds to the finish of this beautiful home finding center.
Cost Energy Effectiveness : Since this unit was set on a pad and pier foundation, its relocation will be relatively simple and cost effective. The split HVAC system allows for cost effective climate control and all of the members of the system are concealed from site. The exterior finish of stucco adds lasting beauty that essentially requires no maintenance in the desert climate. Time was of the essence in getting this project open and usable; and modular construction, with its simple approvals and factory built capability was the answer. Time was money for this customer and we are proud to have met their expectations for both. The customer plans to use this unit on many future projects and feels that their investment will be returned many times over.

Technical Innovation : The need for immediate impact and a warm and inviting exterior prompted the use of a wide veranda that is independent of the modular structure. The tower facade at the building front, also an independent segment of the project, adds height and protection to the entry. The exterior design lends opportunity to landscaping and a series of walkways that sooth the soul. Split system climate control allows for cost effectiveness and lends itself to the design of the building, since the pad mounts were concealed in the recession created by an off set styled building. The center module of the complex is off set forward from the outside modules allowing an accentuated entry and a better layout of the interior space. The speed and simplicity of modular helped this customer to open their doors months sooner than if they were faced with local permitting, engineering and development of a conventional building. Pit setting the unit allowed entry at grade and solved the accessibility issues.
