Architectural Excellence : This modular building was designed and built to match in appearance and function, compared to the adjacent remodeled original site built structure on this site. Exterior siding, roofing material, window and door type and sizing all match that of the adjacent building. The roof structure was craned on at the site and is a gabled 4/12 pitch with 24” eves and 12” overhangs. The HVAC system is roof mounted and hidden from view by a site built mechanical screen. Dimensional 30 year composition shingle roofing, gutters and downspouts are all included. The interior finishes match that of the site built building as well. Interior walls are taped, textured, and painted drywall; lighting is recessed in T-Grid ceiling with parabolic lenses, with occupancy sensors. Flooring is a combination of VCT and high-end carpeting with boarder and base. The building has 60 LF of lockable base and upper cabinets with laminate countertop in addition to a full kitchen complete with appliances.
Cost Energy Effectiveness : From start to finish this building with the HVAC screen and roof truss components was manufactured, delivered and installed in 8 months time. Total cost per square foot including foundation was $113 per square foot.

Technical Innovation : The mechanical screen and roof truss design for this building were designed and engineered separately from the modules. The design for these additional components was submitted to the building manufacturer, Walden Structures, and the whole package was then submitted together to the State for approval. Installation sequence of this 4 wide modular building involved installation of the concrete stemwall foundation with weld plates, craning of the 4 modules, bolting together and closing up of the modules, welding of the modular perimeter chassis to the foundation weld plates, craning on and installing the roof trusses, installing the roof decking, installing the comp. shingle roofing, and installing the HVAC screen. The exterior was completed with the installation of siding, trim, and paint to match the adjacent building.
