Architectural Excellence : The client needed an interim facility to insure all programs remained in progress, at all times during its 10+ year master building plan. This ‘interim facility’ would be used to house all levels of medical staff displaced during demolition & reconstruction. The existing medical campus is on a space restricted site, comprised of multistory structures of various ages & construction designs. The IMS Team designed a single story L-shaped building that complimented the surrounding environment, maintained the flow of the campus and accommodated the limited available site. While temporary, the modular facility was constructed with a permanent foundation to provide ground level installation & blend with the adjacent buildings. Its visual appearance is further enhanced with a free standing canopy, ground cover, landscaping & lighting accents. Local art work is slated to be displayed on the exterior walls of the building as part of the ‘community vision program’.

Cost Energy Effectiveness : Value-added engineering & strategic planning for this interim facility resulted in an extremely cost effective project. Modular construction integrated in the overall plan allowed for site construction to progress during fabrication of the modular units. The L-design was ideal for the limited site configuration. Modular construction’s versatility addressed the issues of traffic, congestion & allowed for the eventual move to another location. Once installed, multiple construction projects continued without disruption to daily functioning on the Medical Campus. Matching institutional grade doors & hardware allow for ease of replacement, maintenance & integration with the facilities’ safety, security & emergency preparedness requirements. The HVAC design economically utilized available electrical service on site. The shortened Master Plan schedule positively impacted the overall budget, and nearly 35% savings were realized compared to conventional urban construction pricing.

Technical Innovation : Non traditional strategies for the construction & placement of the interim facility were developed to accommodate the highly limited site area, coupled with high traffic, including emergency vehicle traffic & congestion that are ongoing at this inner city, urban medical campus. IMS was selected by a client-hired consulting firm, after several interviews & development of a conceptual design. IMS secured the design contract, assembled an architectural engineering design team & was awarded the project. IMS’ early and ongoing participation in planning meetings resulted in a unique & innovative approach. Providing modular design expertise, creative hybrid construction solutions & the evident cost/time savings of modular construction, the IMS Team identified additional modular solutions for the overall building needs. The Team developed & coordinated designs for four facilities that were then included in the 10 year Master Plan, positively impacting the overall schedule & budget.
