Architectural Excellence : This 1600 sq. ft., two bedroom, two bathroom modular structure was a custom built prototype to serve as a time-share sales model for a large developer in Florida. It represents the exact floorplan, interior design/décor, and exterior appearance of a custom site-built project consisting of 375 units. The modular model includes five drastically different modules included one adjoining concrete patio with railing that exactly replicates a very expensive and custom vacation home. The architectural theme is Spanish Mediterranean, which features site installed elements such as a four-plane multi-level modular hip roof system with authentic clay tile, 9 and 10 ft. ceilings with level 5 drywall finish, granite countertops, marble floors, and custom maple kitchen cabinets. The exterior finish is synthetic stucco with corbel elements below soffits, window ledges, rails, and a concrete balcony / patio.

Cost Energy Effectiveness : The developer elected not to use a spec home as a model due to the length of construction and lack of flexibility in changes during construction. A modular approach enabled complete off-site manufacturing, assembly, and review prior to installation. The cost per sq. ft. on this modular model home exceeded that of the 375 site-built homes due to the economics of multi-home construction. However, the lack of rapid development of manufacturing of modular model allowed the owner to gain preconstruction sales in excess of $4 million dollars prior to the groundbreaking of the first phase of site-built homes. Energy efficiency elements include R-30 FSK attic insulation and R-19 in 6” interior/exterior walls floors. Windows are vinyl frame insulated, 80 psf, low-E argon filled units from PGT. HVAC includes a Trane 16-seer, split system with tapered insulated galvanized ducting.

Technical Innovation : The developer sought to manufacture and finish the model at a factory that used non-assembly line manufacturing. This type of manufacturing allowed the project architect and design team to preview the model during each phase of construction. This unusual but effective approach allowed for a true design-build structure with 100% review prior to final delivery. Roof, exterior / interior walls, and floors were designed and built to exact specifications of typical slab on grade construction so retail customers would not detect any difference between the modular model and the final product. Electric service, water, HVAC, furniture, and décor was all completed in the factory setting and reviewed by the architect. The building was then carefully disassembled utilizing hidden modular section seams that would allow reinstallation without major finish work. Each of the five modular sections were installed adding the modular roof system in less than 90 days from manufacturing start date.
