Architectural Excellence : The Marisa is a 4 story apartment building featuring 55 one and two bedroom units ranging from 625 to 1,029 square feet. Looking to capitalize on the highest possible resale values, the developer wanted to maximize total net square footage and reduce common space as much as possible. With this in mind, the modular design team managed to cut 40% of the original common area and reallocate that space to create larger units. Pushing the envelope even further, the design team realized 55 units on only nine tenths of an acre parcel using only 40 modules. This reduction not only maximized the unit to module ratio but also saved money by reducing the costs associated with transporting units.

Cost Energy Effectiveness : Time elapse from set to occupancy was under 100 days and the total project was completed an estimated 8 months quicker than site built predictions. Another added benefit to using modular construction was that cost estimates turned out to be 15% below site build costs.

Technical Innovation : The one and two bedroom apartments serve a large demand for housing in the area where students, oil field workers, and young families all vie for a limited number of rooms in a market full of shortages.
This centrally located project, only a block from the main downtown street, joins a great mix of apartments, senior living centers, churches, and single family homes.
In addition to energy efficient radiant baseboard diffusers, the developer also chose to include hydronic ptac units in each apartment which adds a second source of heat and also offers a source of air conditioning for the warmer months.
