Architectural Excellence : The new practice home for the Toronto Argonauts Football Club has been designed and configured to provide an optimal training centre. As the end users are a football team, all of the elements were sturdily built to withstand the high demand of the players. Given the neutral design, Argonauts blue on the dressing room floor provides a stunning backdrop to the natural finished maple lockers. The exterior utilizes a T111 plywood siding, stained a green/grey colour to blend in with the natural surroundings, and allows for minimal upkeep. To provide privacy, there are no windows in the building. The configuration of the modules was driven by room layouts and were created to be as big as possible. In order to minimize on-site work, the building was configured into eight modules, including a dressing room, washroom/shower facilities, trainers' office and training room, hot tub room, equipment room, four meeting rooms that can be opened up into one larger room, and mechanical/electrical rooms.

Cost Energy Effectiveness : This project provided several opportunities to save time and reduce onsite resources. Which include significant schedule savings with the team building the modules in the plant all while site works were taking place. Modules were built side by side in the plant, ensuring minimal coordination between services crossing over mate-lines. The trades were able to simply line up all the services, saving them the time required to measure everything out. The design also allowed for complex rooms, such as the mechanical electrical rooms and washrooms, to be contained within one module, further minimizing on site works. An easily-installed aluminum trim was used for all wall mate-line connections, saving the time it typically takes for a drywall patch. Anticipating a short lifespan, all of materials were cost effective yet durable enough to meet the tough demands of football players.

Green Building Description : To improve efficiency in providing the volume of hot water required by a sports team facility, the hot water system has two tankless hot water heaters supplemented with just one tank. The roofing membrane is white EPDM, which reflects light and minimizes heat gain in the building. The roofing membrane is white EPDM. The white EPDM reflects the sun’s rays and minimizes heat absorption through the roof, which in turn reduces interior cooling costs.

Technical Innovation : As a temporary facility, minimizing the need for excavation when the facility is dismantled was key. Foundation requirements were eliminated by setting the building on concrete piers over a gravel bed compacted to 98%. To minimize mate-line and on-site work, the modules were designed to be oversized. The design also ensured the modules didn't need to be installed with a crane and could be picked up with translifts that slid underneath and walked into place. In order minimize penetrations in the modules, the team revised the original wall mounted AC design to utilize a centralized pad mounted AC unit, creating better air flow throughout the building. Traditional large DHW storage tanks inherently shed heat due to the large outer surface area. In order to minimize energy waste while meeting the large hot water demands of the facility, the team utilized instantaneous gas fired water heaters.
