Architectural Excellence : The location of the new Police Headquarters is located across from the City’s Fire Department and is home to a 70 year old Water Tower which is still in place. The gun barrel grey exterior and clean utilitarian lines of the building are a perfect fit. The City’s Engineering firm re-designed the interior to fit the specifications of the Manor Police requirements.
Shatter proof windows for interior and exterior, state of the art climate controlled evidence room, holding/lockup, break room, training and meeting spaces. The best in security access equipment with keyless access and cameras throughout. Hayes Modular donated the gym equipment and rubber flooring for the workout area. This modular building also has a locker room and locker room shower.
Cost Energy Effectiveness : Hayes Modular partnered with several local trades in the Austin area. A runner foundation was designed by RCS Enterprises LP who also performed the modular onsite inspections. This foundation is designed to combat the expansive soils found in Manor Texas. The Police Department experienced a substantial cost savings of time utilizing this previously owned building. It took 3 months start to finish for the entire project. In addition to time the cost to build a new building in Manor/Austin Texas region would have been close to $200.00 sf. In this case the total cost was under $75 per SF.

Green Building Description : The building has windows facing North and South and only half light windows facing east and west. The roof is white TPO which reflects the heat. The underside of the roof is insulated as well. All Low Flow toilets and fixtures were used throughout. Both exterior doors have auto close. Solar Screens were also installed. Elastomeric paint was used on the exterior to prevent water penetration. This product is not hazardous to the environment. Granite counters were installed. The majority of the original cabinets were reused in different areas. All of the ceiling lights were fluorescent which use very little electricity.

Technical Innovation : The current police station was found to have air quality issued that required an immediate solution. Using best practices remodeling procedures for modular construction, Hayes Modular was able to quickly repurpose this modular medical clinic to a new police headquarters that enabled the rapid vacating of the old structure.
