The flooring is a unique composite tile flooring with a 25yr life rating, offering greater durability than standard tile flooring, yet less rigid and not permeable to moisture which causes tile to ware and crack over time.
Cost Energy Effectiveness : Energy efficiency played a large role in the design of this facility. As a “Temporary” accommodation, one of the main focuses during the design phase was heating and water efficiency. The use of high efficiency Intertherm LPG furnaces in combination with supplementary baseboard heaters, allow for versatile yet personalized climate control. All bedroom partition walls are insulated with R20 batt insulation to provide minimal heat loss/transfer between bedrooms, with the added benefit of decreased sound transfer. In addition, all floors are R20 rated, and the roof system is R32 rated to further enhance energy savings. Units are also equipped with Pella triple casement windows which exceed energy star ratings and feature an insulating glass pane that can reduce heating and cooling needs by up to 30%. To maintain efficiency in water usage, low flow shower heads were installed in combination with an 80 gallon high recovery hot water heater to ensure minimal water waste.

Technical Innovation : Each room has been allotted a dedicated thermostat to allow for individual control of temperature to suit guest preferences as well as back up heat. 9’ coffered ceilings enlarge the warm and inviting living space. High end recessed lighting with dimmer controls provide a variety of options to create the perfect atmosphere for working and/or relaxing. All windows feature black out blinds conveniently located between glass panes to create darkness for sleeping whether staff are on the night shift or working in latitudes north of the Arctic Circle during months of extended sunlight. Bulkheads have been used for two reasons, to provide an architectural look to the rooms and also to conceal piping and conduit required for each room. This creates a clean look but also allows easy access for maintenance purposes. From a technology standpoint units have been equipped with both phone and Cat 5e data wiring which is wired back to a central panel in the mechanical room.
