Architectural Excellence : The new building was to provide additional office, training, and meeting room space on a limited site. Initial square footage requirements and site design would not accommodate the 228’ long building proposed. To resolve this issue the last four modules in the complex were stacked to create a partial two-story building. A connecting corridor was constructed to allow the staff to move between the new modular office space and existing campus buildings at the corporate facility. An open floor plan to accommodate work stations with additional meeting and training rooms was the overall conceptual design. Additional space provided for the staff in the complex included restrooms, a large break room, and locker facilities. The exterior siding was provided with an industrial look with colors to compliment the surrounding buildings.

Cost Energy Effectiveness : The building was provided with an insulation envelope that was designed to meet the northern climate in Wisconsin and this also included high energy windows. A mechanical design included the use of (9) Roof Top HVAC units (RTU’s) sized for the requirements of each of the heating and air-conditioning zones in the building. Upon completion of the building the HVAC system was professionally tested and balanced for proper air flow with a final balance report provided. The (9) thermostats were placed in strategic locations as directed by the mechanical design to provide the most effective balance of temperature in the HVAC zones. The East exterior door was connected to the existing building with a site built heated corridor and the West entrance was designed with an air lock in the stairwell to minimize exterior air in the office space.

Technical Innovation : Although the modular complex is to be used on a temporary basis and relocatable in the future the City of Madison required piers below frost to support the building. Geo- Technical testing revealed a site with buried materials and poor soil conditions. The option to remediate the soils in the building pad area was cost prohibitive. Other options were discussed, and it was determined that helical piers would be the most effective solution to support the building and the engineered design was accepted. The downtown area of the City of Madison and the site provided logistic challenges for delivery of the modules. A plan was developed to stage the modules offsite and move in the order of crane placement during low traffic times of the day. The roof top HVAC units were provided with louvered screens on all four sides in a color complimentary to the building.
