Architectural Excellence : This modular was originally utilized as a custom home builder’s sales office. It includes an entry/display area, 2 offices, conference room, restroom and kitchen. The new floor plan added a wall in the main area to allow for the control room and additional lighting. Stucco was placed over staccato board and the exterior elevation was redesigned to include a roof parapet (over existing mansard), and a new entry elevation sharpens the exterior architectural appeal. This modular was set below grade. The walls and the ceiling are a custom texture & paint. The original carpeting was replaced with engineered wood flooring while the original ceramic tile in the restroom and vinyl tile in the kitchen were reused. Original doors, air conditioners, windows and blinds were retained. The original kitchen included upper and lower cabinetry, sink, and electric water heater, and lockers were installed. The design was tastefully transformed in a few areas to create a fresh and functional appeal.

Cost Energy Effectiveness : The original building electrical plans were able to accommodate the customer’s unique power design. While this building is connected to the local power grid, that grid is actually powered by the plant, resulting in energy credits. The original window glass was double pane and a gold tint was added for an increased heat resistance. The customer also doubled the factory roof insulation to accommodate the sprinkler code requirements and to increase energy efficiency. The exterior stucco increased the exterior insulation factors. By utilizing this used modular the customer was able to occupy the building in under 60 days from the site installation. The pit set also eliminated the need for steps, decks and ramps. While approved as a permanent structure the building could be relocated as it remains on the original outrigger chassis.

Technical Innovation : The original modular was flexible enough to allow for some interesting technical innovations that were required for the customer’s operations for this high visibility project. This modular is now utilized as a muti-use facility – an administrative building for a demonstration plant, an office for a commercial plant operation, a meeting facility, and a sales office. In order to accommodate the IT demands the customer added extensive fiber optics to the building, mostly below grade and into the ceiling cavity. Their highly technical server room also required the addition of a dedicated HVAC unit. The pit set with the below grade treated skirted allowed the customer to bring in the additional fiber optic cables and the area also remains accessible for maintenance as needed. The roof parapets and required fire sprinklers were also installed on site.
