Technical Innovation : The units were designed for ease of relocation as it was provided on a long-term lease basis and will be removed at some time in the future. The customer required an energy-efficient design that was also very durable to withstand hurricane strength winds. The building suffered no damage from Hurricane Ike and was used as emergency shelter in the aftermath of the hurricane. Sustained winds of over 110 MPH were experienced at the project site during the hurricane.

Cost Energy Effectiveness : The lease rate for the building was very competitive in spite of the significant energy saving and durability options that the customer chose including reflective roofing, fibre-cement subfloor, fire-rated sheetrock interior finishes, R-30 roof insulation, R15 wall insulation (including full height insulated interior walls), R-22 floor insulation, low E glass windows, and full perimeter guttering with planned roof drainage. In addition, the building was designed for quick relocation with concealed modular joints.

Architectural Excellence : The administrative office consisted of six units, each 12' x 60' to provide a total of 4,320 square feet. The building featured 14 private offices, handicap restrooms, break room, conference room, telcom room and janitors closet. The exterior finish is wood siding painted to match the natural wooded setting and adjacent building. The building was located three miles from Galveston Bay in Pasadena, Texas and was designed to withstand hurricane force winds and the building was unexpectedly tested by Hurricane Ike which hit Galveston Bay the day after the building was occupied. The building was designed for energy efficiency and had high ceilings to provide an environment similar to more modern office buildings located in the petrochemical plant where the building is located.
