Architectural Excellence : The project is located in the University City District of Philadelphia within walking distance of the University of Pennsylvania and Drexel University campuses. The existing neighborhood is an eclectic mix of well maintained old and new buildings of varying styles and eras and lower quality buildings that are in need of gentrification. The building was thoughtfully designed with modular constructability and completion in mind, which allowed the majority of units to be delivered with locked entry doors and minimal to no completion work needed inside. The building’s 141 units were completely rented in less than 3 months from Certificate of Occupancy as the clean, efficient and luxurious floorplan was attractive to students, graduates and working professionals seeking efficient units – in both size and rental rates. 75 modules built over a 1st floor podium and underground parking garage made up the building which includes a roof deck, gymnasium and tenant amenity spaces throughout.

Cost Energy Effectiveness : The design created major efficiencies in erection and completion and allowed the building to be set in 10 total set days. By delivering units with locked doors all trades were able to complete their work from the hallway using access areas and chases designed to be accessible from the common areas and completely finished on the living unit face of the wall. Due to this highly efficient design plumbers were able to complete the building connections in less than 1 month with only 2 workers. This represented an average 80% reduction in workforce and a 60% reduction in cost on plumbing, HVAC and electrical trades on this project versus a similarly sized modular project produced nearby. All lateral bracing systems and structural connections were designed to be completed during set or from the hallways or exteriors of the building – this allowed the project to have no leave-outs or access panels within the living units, a rare feat for a modular building.

Technical Innovation : This product maximized the utilization of modular design efficiency by ensuring that all details that could be completed in factory were implemented and every decisions was made with efficient field completion in mind. This allowed this project to be completed several months faster than an equivalent sized modular project built in the City of Philadelphia at the same time and in half the time it would have taken to stick build. The green roof offers an outdoor space for tenants to relax while responsibly managing stormwater runoff. Built-in furniture was used in almost every unit to allow for luxurious feeling apartments and a feeling of additional space and quality than one would typically expected from a 400 square foot living unit.
