Architectural Excellence : Britco’s design team worked with the client’s architect, interior designer and sales team to turn their vision into a factory-built reality. The building is a pre-construction sales centre that incorporates the main reception area, closing offices and model room incorporating a scale model of the development’s four high-rise buildings slated for the site.
The sales centre uses materials and finishes, inside and out, that are identical in look and feel to those of the finished development. To help facilitate sales, exact full-scale replicas of the suites are built within the sales centre so the prospective buyer can get a true sense of the finished product before they buy.
Cost Energy Effectiveness : The concept is for the developer to use the sales centre until he sells out the project, thereby eliminating the need to site-build a display suite that would ultimately be demolished. The sales centre is designed, delivered and installed prior to commencement of the development construction enabling the developer to pre-sell the units. The developer’s intention is to pre-sell 60% of the units before he commits significant financial resources to the project and the modular sales centre gives him that opportunity.

Technical Innovation : Seven factory-built modules were used to provide the overall size required for the sales centre. A temporary pad and block wood foundation was used for a custom entry on the sloping site and a patio off the model suite. The building is fully heated and air conditioned using a split-system and in-floor ducting.
