Architectural Excellence : This luxury condo developer had NRB create a large custom sales pavilion that emulated their full scale “Sunset” condominium model suite, including the terrace. The building features large black anodized framed windows to create a bright welcoming interior for visitors while complimenting the model suite appearance with extensive daylighting. Inside the finishes match the condo design, and feature recessed pot lights with accent strip lighting, and engineered laminate flooring and ceramic tile. Outside the building is clad with architectural aluminum panels manufactured by NRB in black and taupe.

Cost Energy Effectiveness : LJM like so many other developers, understands the advantage of getting to market fast and ahead of any competition. By having the Sales office constructed off-site while permits and site civil works were getting started was a positive step to a smooth opening and start to sales for the “to-be constructed” residential units.

Technical Innovation : The five-module design is a hybrid of wood framing for economics, with a structural steel floor to allow the developer to backfill up to the front entrance for a grade level entry point. The full fit out of the mechanical and electrical finishes were provided as part of the modular scope, to allow the developer to simply concentrate on the interior furnishings once delivered. The interior finishes completely eliminate the appearance of modules, but the complex can be disassembled, relocated to another location and completely refinished for another development at a later date.
