Architectural Excellence : Livengrin Foundation, Inc. in Bensalem, PA required a Detox facility for patients suffering from addiction whereby a life of recovery could be achieved. The Detox facility would be a new wing to be added on to an existing building on campus. It was proposed to use varying configurations of 30 modular building sections to form the 16,000 sqft building. Modular construction was a desired design to achieve speed to occupancy in order to accommodate the added 36 beds to the campus. Since the campus environment needed to maintain its day to day sensitive operations modular construction would be less disruptive than traditional construction. The modular building was a T shape with a connecting link stretching to patient wings and nurses station at the core. The exterior EFIS and masonry finish was accented by a mansard roof and matching shingles to the main campus building it was connected to. Landscaping of indigenous plants was desired to insure the project looked presentable and planned.
Cost Energy Effectiveness : The architect took into consideration off site modular construction when they laid the floor plan out. Due to the geographic proximity to Philadelphia and the labor union being the prevailing wage the owner felt off site modular construction would reduce the labor rate of the project thus modular was a cost-effective method. The building included a 55’ off site constructed and installed nurses station. The laminate station was built with a mate line in the center and a transition section to marry the two halves together where the modules met. The mansard roof was built off site in sections, shipped to the site and assembled on site. The site built connecting link included a sky light over top of the pre-fabricated ADA ramp and stair system that transitioned the elevation differences on site. Technical Innovation : Modular construction was an ideal solution to construct the 16,000 sqft building, quickly setting the 30 modules in 4 days. Site utilities and foundations were constructed while the modules were manufactured off-site. The crawlspace foundation was constructed with a pour concrete wall with interstitial concrete piers throughout. The process of Off-site construction consisted of fabrication of the steel into volumetric modules. Concrete was poured into the floors and the modules were assembled as a 16,000 sqft structure off site and construction proceeded with interior finishes and mechanical, electrical and plumbing. Once complete the modules were disassembled, wrapped and transported to the site. The roof had steel framed opening to accept 3 site installed sky lights over the nurse’s station open the whole core of the building up to day lighting. The roof top HVAC system and hot water was powered by Liquid Propane to cut down on electrical consumption.
