Architectural Excellence : This building was designed to supply Lincoln University with temporary space under one roof while engaging in major renovations to two university buildings, the Ware Center and University Hall. The complex is made up of a band and choir room, administrative offices, four musical practice and instruction rooms, classrooms, a copy center, an art room and pottery studio, and a language lab.

The University is located in a grassy, peaceful setting of rolling farmlands and wooded hilltops. The main objective was to have this building blend in amidst the existing historical buildings without disturbing the rural setting of mature trees and lawns. In order to accomplish this goal, the exterior was painted with a neutral and brown color scheme.

Cost Energy Effectiveness : To meet the customer’s budget, pre-leased units were utilized. The majority of modifications and renovations were completed on site except for the painting, which was completed at Vanguard Modular’s facility prior to delivering the buildings to the site.

The pod design was used to further contain costs by maximizing access to decks and ramps, and kept the total linear feet of deck needed to a minimum. This design also simplified utility connections which added to total project savings. Vanguard Modular worked with the customer’s electrical subcontractor who supplied materials and labor to complete the electrical hook-ups.

According to John Thompson, Director, Physical Plant, “This system has worked out so well we now have placed six other units up on campus to house our bookstore and mailroom operation during more renovations.”

Technical Innovation : To meet the objectives of the customer, Vanguard Modular proposed a 24 unit modular facility which has become known as “The Academic Modulars” or “Area 78” by Lincoln University. To create a complex, the units were set in a pod form with three doublewides connecting to the other 18 units by means of approximately 222 linear feet of decking, three handicap ramps and three sets of steps. Twenty-one hard wall cubicles were built to house additional administrative staff offices in 4 of the units, allowing quick and easy access to the main complex.

Sound proofing was added to the four music instruction and practice rooms and the choir and band room to avoid disrupting occupants in other areas of the complex while these rooms were in use.
