Architectural Excellence : The client needed temporary showroom/sales space to allow business to run as usual during remodel work being done on their stores throughout Oregon, Washington and Idaho. They wanted the building to be as close to the ground as possible, to have storefront windows along one or more sides, and have the ability to cost effectively move the building to different sites as each location was slated to begin construction. The client originally envisioned utilizing shipping containers with various features such as fold down parapets for shipping, and a hinged awning over the storefront windows. Alternatively, we proposed utilizing a steel floor system which would allow the structure to sit as low to the ground as possible and also be structurally competent to handle the storefront windows along the entirety of one of the 2 modules. The design of the building fit in seamlessly with the features of their current facilities.
Cost Energy Effectiveness : The initial construction costs as well as the future costs to move the modules to multiple locations was of great concern to the client. The design we were able to put together allowed for the financial targets to be met. We built three identical buildings back to back for this client which has allowed them to work on more than one location at a time. Since their initial location, two of the buildings have been moved and reset three times with the third currently being stored while awaiting work on the next location to commence. The client is extremely happy with the ease, speed and cost in which the buildings are able to be disassembled, moved and reassembled on each site. The temporary foundation system for these structures, and simplicity in the design allows the structures to be relocated and reassembled in less than two days resulting in minimal disruption to their business.

Technical Innovation : The main goal of this building was for it to be easily and cost effectively be moved from location to location with minimal delay and disruption to their business. The structural steel floor, moment frame wall system, metal siding, storefront window wall, and the TPO roofing were all part of designing this building for durability, and to match the look of the Les Schwab Tire Center main stores. Special attention was taken to allow connections across the mod lines, for weather proofing, structural connections, and finishes to be easy to reconnect with each location move. The interior was completely furnished in the factory, including wall decorations. We were able to accomplish a design that would allow the modules to be disassembled, moved and reconnected in the most cost effective way possible for the client.
