Architectural Excellence : This building is a business class passenger lounge for international travelers. The emphasis is on the interior! The building is designed to be an oasis in the mist of one of the busiest airports in North America. Our customer is the corporation formed by the airlines to act as the liaison between the international airline carriers and Los Angeles World Airport (LAX). The building provides a first/business class atmosphere for international travelers who expect to be catered to and tampered between flight layovers. It replaces the permanent business class lounges in Tom Bradley International Terminal that are under renovation for the next 8-12 months. Special lighting (oval track lighting, wall wash and dimming by sections), upgraded carpeting in special architectural patterns, framed corkboard panels and acrylic wall hangings and overlapping draperies add to the quality finishes expected by the business class passengers.

Cost Energy Effectiveness : This is a 12 month leased building and every effort was made to maintain the standard lease fleet parameters including wall mount HVAC’s, restrooms built within the mod-lines, EPDM roof and exterior electrical panels with T-111 wood siding. Special care was used in cost consideration to keep the building seamlessly returnable to the standard lease fleet at the end of the lease while also dressing up the interior of the building to meet the expectations of an international traveler paying a significant premium for their tickets. Kudos’ go the design treatments used adding color and premium textures throughout the building. The wall mount heat pumps allow passenger comfort with minimum cycling (the building is 1 mile from the ocean). Almost no windows are used in the building except along the front, which faces south and this helps the heating and cooling effieiciency.

Technical Innovation : The challenge in creating this project was to place a code approved (City of Los Angeles Building and Safety and State of California Housing and Community Development) A 2.1 (assembly with greater than 300 person occupancy) with no disruption to the site. The site is an aircraft-parking ramp located next to an American Airlines hanger. Passengers are shuttled by bus every 10-15 minutes between Tom Bradley international Terminal and the IBCL (Interim business class lounge) Building. This project was completed with absolutely no underground work for foundation, electrical, water, sewer, fire sprinkler or fire alarm. State approved maxi-pier foundation plans were used eliminating need for augers or hold-downs of any kind in a seismically active area for the foundation. Utility connections were made to the American Airlines hanger located 140’ away and brought to the building above ground using Unistrut to attach to the loading dock wall.
