Architectural Excellence : This building has many features packed into one small space. Since it functions as the scale building at a landfill site, a requirement was that the building allowed for a lot of visibility to the surrounding areas. This was accomplished by the many windows included in the design. Custom steel stairs provide access to the second floor, and a factory-built overhang roof provides protection from the elements. The building is energy efficient as a result of the LED lighting installed throughout, as well a result of the triple-glazed windows and continuous rigid insulation on the exterior walls.
Cost Energy Effectiveness : This modular building was designed with premium features and finishes throughout, therefore cost-effectiveness was not the foremost priority. However, by combining standard pre-finished features with custom features, the final project resulted in a high-quality project with some cost-savings in mind.
Green Building Description : This was the appropriate solution for the owner because it satisfied the requirement that the modular building work with the existing permanent foundation on site, but can also be moved to a new location in the future or reused for a new project. Additionally, the factory-manufactured component ensures that less waste is created through higher material utilization and the use of a formal recycling program.

Technical Innovation : There were several parameters that had to be factored in when executing this project. Due to the space constraints and the fact that the disruptions to the daily operations at the landfill site could only by minimal, modular was the ideal solution. The modular solution was designed and manufactured to be a stand-alone, two-storey building with each floor only accessible from the exterior. With less than one day to remove the previous building from the foundation on site and install the new modular structure, a significant amount of coordination and planning was required to ensure an efficient process.
